Job Title : Commercial Manager
About the Role :
This is a senior position responsible for overseeing commercial activities on major construction projects.
The ideal candidate will have experience in a Commercial Manager role or as a Senior QS stepping up on major construction projects. They should possess strong contractual knowledge and the ability to lead commercial strategy across the project lifecycle.
Key Responsibilities :
Lead the commercial management of one or more large-scale projects from post-contract award through to final account.
Ensure full compliance with internal commercial procedures, templates, and bulletins, enforcing best practice across your team.
Provide guidance and support to Quantity Surveyors, Assistant QSs, and Junior QSs on all contractual and commercial matters to minimise risk.
Work closely with the Pre-Construction and Bid Teams to support tender submissions, pricing strategies, and subcontract procurement.
Attend and lead cost clinics, ensuring target margins are protected and commercial strategies align with project delivery goals.
Regularly report on project performance, cost status, risk registers, and forecasting to the Commercial Director and Finance Director.
Review and approve sub-contracts and purchase orders to ensure contractual robustness and risk mitigation.
Drive timely valuations, cost reports, final accounts, and retention recovery across the team.
Play an active role in the recruitment, development, and performance management of your commercial team.
Maintain a collaborative, professional approach across client, consultant, and supply chain relationships.
Ensure all activities are aligned with company HSE and quality standards.
Ideal Candidate :
Proven experience in a Commercial Manager role or as a Senior QS stepping up on major construction projects.
Strong contractual knowledge and the ability to lead commercial strategy across the project lifecycle.
Experience working for Tier 1 or major contractors delivering complex builds.
Fluency in English essential; Spanish is advantageous.
Confident leader with a proactive, structured approach to team management, risk control, and client interaction.
Willingness to be based in Madrid full-time or relocate as needed.
