Technical Manager - Real Estate Investor - Barcelona

Job Overview :

We are currently mandated by a well-known and highly reputable European real estate investor to help them recruit a skilled and experienced Technical Construction Manager to lead and oversee capex projects across their portfolio of assets in Spain. The ideal candidate will possess a strong technical background, excellent project management skills, and a deep understanding of construction processes and local building regulations. The role requires close collaboration with architects, engineers, contractors, and other stakeholders to ensure the timely and cost-effective completion of projects while maintaining the highest standards of quality and safety.

Key Responsibilities :

Project Management :

  • Lead and manage construction projects from inception to completion.
  • Define project scope, timelines, and deliverables in collaboration with clients and project teams.
  • Oversee the planning, budgeting, scheduling, and execution of construction activities.

Technical Oversight :

  • Provide technical guidance and support throughout the construction process.
  • Ensure that projects are executed in accordance with design specifications, codes, and standards.
  • Conduct site inspections to monitor progress, quality, and compliance with safety regulations.
  • Budget & Cost Control :

  • Develop and manage project budgets, ensuring cost-effective procurement and resource allocation.
  • Track expenses and manage financial aspects of construction, including cost estimates, change orders, and invoicing.
  • Ensure that projects are completed within budget and identify opportunities for cost savings.
  • Team Leadership :

  • Supervise and coordinate the activities of on-site construction teams, subcontractors, and suppliers.
  • Foster collaboration between different stakeholders, including architects, engineers, and external consultants.
  • Resolve any conflicts or issues that arise during the construction process.
  • Risk Management & Compliance :

  • Identify potential risks and implement mitigation strategies to ensure project continuity.
  • Ensure compliance with all local building regulations, health, and safety standards.
  • Liaise with local authorities for permits, inspections, and approvals.
  • Reporting & Communication :

  • Provide regular project updates to senior management and clients.
  • Prepare detailed reports, including progress updates, financial tracking, and risk assessments.
  • Ensure clear and effective communication between all stakeholders involved in the project.
  • Qualifications :

  • Bachelor’s degree in Civil Engineering, Construction Management, Architecture, or a related field.
  • 5+ years of experience in construction project management, with a proven track record in large-scale commercial or residential projects.
  • Strong technical knowledge of construction processes, materials, and methods.
  • Proficiency in project management software (e.g., AutoCAD, Primavera, Microsoft Project).
  • Fluency in Spanish and English, both written and spoken. Catalan is a plus.
  • Familiarity with local construction regulations and building codes.
  • Excellent leadership, communication, and organizational skills.
  • Ability to work under pressure and manage multiple projects simultaneously.
